How would you like to pay nothing for your mortgage?

Discover how to turn your mortgage into £££s

Dear Reader,

I would like to show you how by combining an interest-only mortgage with investments in tax-free ISA funds, you could pay off your mortgage and be left with a tax-free lump sum that covers all the interest payments you have made through the life of the mortgage - effectively making your mortgage free of charge!

This is no get rich quick scheme but if the real prospect of receiving a large tax-free lump sum at the end of your mortgage appeals to you, then read on.

In this book, you will learn:

  • Why ISA mortgages are the industry's best kept secret

  • How to make money from your investments, even when they fall in value

  • How to have your investments managed by teams of professionals for
    little or no cost

  • How to ensure that your investments are 100% tax-free

  • Why endowment mortgages were destined to fail

The techniques in my book do not rely on you working with specific mortgage providers - you are free to work with ANY mortgage provider that meets the criteria outlined.

Welcome to Your Free Mortgage - a step-by-step guide to making your mortgage pay for itself.  Your mortgage is the biggest financial commitment that you will make in your life and selecting the best mortgage could save you thousands of pounds. Yet, an average person will spend more time shopping for a good deal on a gadget than researching the best mortgage deals.

With an ISA mortgage, you are free to use any high street mortgage provider and your monthly payments will be the same as a repayment mortgage. However at the end of the ISA mortgage, you will not only own your house, you could also receive a large tax-free lump sum worth tens of thousands of pounds!

My book will help you navigate through the range of mortgages available within the UK and what features to look for. It will then demonstrate how the average homeowner can grow their money to as much as £290,000 - more than the total mortgage payments over the life of the mortgage giving you Your Free Mortgage. With the pressure on pensions, imagine what difference an extra £290,000 tax-free could make to your life at the end of your mortgage.

EXAMPLE

The example below shows a comparison of an average repayment mortgage with an alternative ISA mortgage:

NO ADDITIONAL OUTLAY

There are many excellent books in circulation that promote a “get rich slowly” mentality; making regular investments into the stock market and benefitting from the power of compound growth over a long time. This technique has been demonstrated to provide outstanding returns and in many cases will make millionaires of practitioners. Although I am an advocate of these systems, the one stumbling block for them is getting people to stop spending and start investing. This is especially true in early stages of their lives where people tend to have lower incomes and little consideration for the future. I will demonstrate in this book how you can use your mortgage as a vehicle for making these investments so that you can benefit without having to find additional money.

ABOUT THE AUTHOR

I came across ISA Mortgages a couple of years ago and wanted to find out more but quickly realised that there wasn’t much information available. I discussed the ISA Mortgage with many friends and colleagues and found that only a few were aware of them and even they didn’t truly understand how they operated or what the opportunities and risks were. There were no books on the market and none of the major mortgage providers produced any marketing materials promoting them. It then became clear to me why this was: the very companies who could provide the education and advice necessary to promote ISA Mortgages had no incentive to do so. Although they would happily provide ISA Mortgage advice or products, there would be no financial reward for them in promoting them.

I took out my first ISA Mortgage in March 2005 and my friends and colleagues followed my progress very closely. I found myself giving them impromptu lessons on the fundamentals behind it and pointing them towards various online and printed resources that helped explain some of the concepts. When a number of them suggested I write a book about it, my first reaction was “But I’m not a financial adviser, nor am I an author”. But the more I thought about it, the more I realised that if I didn’t write a book then nobody would.

I didn’t have the credentials of a financial adviser, but this worked in my favour. This not only made me truly independent, it also gave me a level of empathy with the target audience for the book, enabling me to pitch explanations at the right level. I also realised that I have been investing in shares for the past 10 years with my own hard-earned money and as a result I understood how to make money and, more importantly, how to avoid losing money. During this time, I read countless books and made many mistakes and I now understand the difference between gambling and investing.

I run my own IT business so I was able to approach the subject logically and analyse the concept thoroughly. I was also able to develop the necessary spreadsheets tools that would otherwise be difficult to obtain. With regards to investment advice, I realised I didn’t need to provide any specific investment advice of my own; I only needed to summarise the key elements of the consolidated advice contained in the countless books I had read. In essence, this was investing for the long-term in well-managed and low cost funds using tax-efficient methods.

I hope to pass on my experience and knowledge to you now so that you are able to evaluate the opportunities and risks associated with an ISA Mortgage without having to read all the books I have and without having to accumulate 10 years investment experience of your own.

PERSONAL BENEFITS CALCULATOR

In addition to the Your Free Mortgage e-book, there's also the Your Free Mortgage spreadsheet that provides a comparison calculator that enables you to work out the potential benefits for you personally so you can see how you will benefit from an ISA mortgage. The screenshot below shows an example:

An ISA Mortgage is a real option for all but the most cautious homeowners. The majority of us are already investing in the stock market via our pension funds, so the ISA Mortgage is simply an extension of this. Buying individual shares, or investing in the stock market for short periods of time (otherwise known as trading), is risky but this shouldn’t cloud your view of the stock market as a long term investment. Historical data has shown that the UK stock market has always performed well over long periods and there’s no reason why this can’t continue. In fact, now is the ideal time to start due to the current lows.
